A Commercial Opening Is A System, Not A Lock
When a business rings us and says the lock is broken, the lock is broken perhaps a third of the time. The opening is a set of parts that have to agree with each other: the door leaf, the frame, the hinges or pivots it swings on, the closer that drives it shut, the latch or exit device that catches, the cylinder that operates it, the strike or keeper it lands in, and the threshold and weatherstrip that decide how much resistance it meets on the way. Change any one of those and the others have to be re-checked.
So the diagnosis starts at the frame and works inward. Is the door sitting square? Does the latch line up with the keeper, or is it catching the edge and being forced past it? Does the door close under its own power all the way, or does it stop short and rely on someone leaning on it? Answer those three and most "broken lock" calls in Santa Rosa Beach turn out to be alignment, wear, or a closer that has given up — none of which are cured by fitting a new cylinder.
Storefront Cylinders: Mortise And Rim
Mortise cylinders
A mortise cylinder is a threaded body that screws into a housing cut into the door or the lock case, and it drives the lock through a cam on its back. Aluminium-Frame Doors And What Actually Fits Them
Aluminium-and-glass storefront doors are the default on commercial units, and they impose real constraints. The stile — the vertical section at the lock edge — is often narrow, and the hardware has to be selected to that width. A lockset intended for a wide-stile door will not physically fit a narrow one, and forcing it means cutting into a section that is holding the glass.
Deadlatches are the common fitting on single leaves; hookbolts appear where a pair meets in the middle or where a leaf slides, because a straight bolt has nothing solid to land in. These doors usually swing on top and bottom pivots rather than butt hinges, and the pivot is the first thing to check when a door starts misbehaving.
The classic failure is a door that has dropped at the lock edge. The latch stops meeting the keeper cleanly, staff start pulling harder and then slamming, and the frame takes damage that costs more than the adjustment would have. Fix the geometry at the pivot before touching the lock, and reset the keeper afterwards rather than before.
Coastal exposure adds a specific problem. The aluminium itself copes well; the steel fasteners and the steel components inside the hardware do not. Screws seize, springs weaken, and a device that has been in salt air for years may need replacing rather than servicing. That is a budgeting fact rather than a fault.
Panic Hardware, Exit Devices And Free Egress
The principle behind exit hardware is not complicated and it is not optional: from the inside, one motion on the bar opens the door. No key, no code, no second action, no particular strength of grip, no knowledge of a trick. Anything that interferes with that is a defect, whatever else it achieves.
The families are rim devices, which latch into a strike on the frame; mortise devices, which drive a lock case in the door edge; and vertical rod devices, surface or concealed, which latch top and bottom and are what you normally find on a pair of doors with no centre post.
Outside trim is a separate choice from the device: a key-operated lever, a pull with a cylinder that dogs the device, or no outside operation at all. Dogging is worth understanding, because it is the mechanism that turns an exit-only door into a door the public can pull open during trading hours. Mechanical dogging holds the latch retracted; cylinder dogging does the same but requires a key, which is the version you want where the risk is somebody leaving the door dogged after close.
The faults we are called to are consistent. Vertical rods drift out of adjustment so the top latch stops engaging and only the bottom holds. Devices are mounted at a height that does not suit the people using them. And, most seriously, we are called to undo the improvisations: a chain, a padlock, a bolt or a bar added on the inside because the device was not working properly. That is a door that no longer lets people out, and it needs the underlying fault fixed rather than covered.
Fire-rated openings carry requirements set by the door assembly's own label and by the authority that inspects your premises. We work to the label and to what your inspector requires, and we will tell you when something on the door contradicts it — but the standard comes from them, not from a locksmith's opinion.
Door Closers: A Door That Will Not Latch Is An Open Door
The commonest genuine security failure in commercial premises is not a defeated lock. It is a closer that no longer pushes the door through the last inch, leaving the latch resting against the keeper instead of seated behind it. The door looks shut. It is not locked. Nobody notices until something goes missing.
A closer has separate adjustments for closing speed across the main sweep, latching speed over the final few degrees, and backcheck, which stops the door being flung open into whatever is behind it. Some have delayed action for a slow first phase. Spring size is chosen for the door's width, weight and exposure, and a closer that is undersized for its opening will never latch it reliably no matter how the valves are set.
The symptoms map cleanly. A door that bounces off the stop and rebounds has too much latching speed. A door that stops an inch short has too little, or a spring too weak, or a hinge problem adding friction. A door that slams needs the sweep slowed. Oil weeping down the frame means the body has failed, and that unit is replaced, not adjusted.
Wind is the local variable that catches businesses out. A door that behaves perfectly in still air will fail to latch on a breezy afternoon when the pressure is against it, which is why closers on exposed elevations in Santa Rosa Beach need sizing with that in mind rather than to the door weight alone.
Hold-open arms deserve a policy. An unmanaged hold-open is how a back door ends up propped for an entire delivery shift. Good charts are therefore as shallow as the business can tolerate, not as deep as the software allows.
Start with people, not doors
List the roles first — owner, manager, shift supervisor, kitchen or workshop staff, cleaner, delivery, outside contractor. For each role write what they must be able to open, and then write the more important list: what they must not. The doors group themselves once that is on paper. Charts drawn from a floor plan instead of a staff list over-grant almost every time, because a plan makes adjacency look like a reason and it is not one.
Design in headroom
A system sized exactly to today's door count is obsolete the day you take the stockroom next door or partition the office. Design with spare change keys inside every group and at least one spare group beneath the top level. Reserving that capacity costs nothing while the chart is on paper and is expensive to retrofit once cylinders are pinned and keys are in pockets.
Cross-keying, used sparingly
Cross-keying is where one door is made to accept two keys that are not otherwise related — the shared store that both the front and the back of the business need. A little is normal. A chart full of it consumes capacity fast and starts generating combinations nobody intended, which is a chart that was improvised rather than designed.
Write it down, and keep it away from the doors
The chart, the bitting list and the keyway record are the system; the metal is just an expression of it. Losing the paperwork is not fatal but it is expensive, because every future change turns into detective work at the doors. Keep it somewhere secure, keep it current when a cylinder is changed, and make sure more than one person in the business knows it exists.
Inheriting A System Nobody Documented
This is the most common commercial job we do that is not a repair. A business takes over premises and receives an envelope of keys, no chart, and no idea which of them are masters.
The method is methodical rather than clever. Collect every key on the premises. Read the cuts. Work out which cylinders each key operates and at what level. Walk every door and record what is fitted. Out of that comes a chart of what actually exists, which is often noticeably different from what the previous occupant believed.
Then there is a decision to make, and it is a commercial one. If the existing system has capacity left and the keyway is one you can actually get keys for on your own authority, extending it is cheaper. If it is full, or the keyway is controlled by somebody else, or the number of unaccounted keys is high, a clean system is the honest answer. Cut over in stages — the perimeter first, then the interior groups — so the business keeps trading throughout, and be realistic that an inherited system may have a top-level key in a pocket you will never trace.
Key Control And Restricted Keyways
Ordinary keys can be copied anywhere, in minutes, by anyone holding them. "Do not duplicate" stamped on a head is a request, not a control, and it is honoured at the discretion of whoever is at the machine.
A restricted keyway changes the economics. The blanks are not generally distributed, so cutting a copy means going to someone who holds them and who is contractually obliged to check an authorisation list before cutting. What this buys is not impossibility — it is friction and a trail. For most businesses that is exactly the right amount of security, because the realistic threat is a casual copy, not a determined attack.
It only works if the business does its half. That means a named list of who may authorise a cut, a written request kept on file for each one, serial numbers stamped on key heads, and a register that records which serial went to which person on which date. Keys should never be marked with the business name or with which door they open; the serial number and the register do that job without telling a finder anything useful.
Staff Turnover: The Rekey That Should Be Routine
When somebody leaves, the useful question is not whether they handed the key back. It is which key class they held. A returned key demonstrates that one piece of metal came back and nothing more; copies cut during two years of employment leave no trace on it.
So write the policy against classes rather than against people. A departing shift worker holding a single change key may be a register entry and a check. A supervisor holding a group master is a rekey of that group. A lost top-level key is a system-wide event and it should be treated as one immediately rather than discussed for a fortnight. This is the practical dividend of designing the chart properly: a well-structured system means most departures cost you one group, not the whole building.
Schedule the work outside trading. It is a predictable, bookable job, and it is the kind of thing that should be diarised alongside the departure rather than remembered afterwards. Rekey and key-change service.
Back Office, Cabinets, Tills And The Key Cabinet Itself
The doors get the attention and the interior locks get forgotten. Cam locks on cabinets and cupboards, till and drawer locks, locking key cabinets, and the fittings on anything holding records are all part of the same system and belong on the same register.
The key cabinet deserves specific attention, because it is a door in its own right and it is frequently the weakest one in the building. A key cabinet mounted behind a counter with a wafer lock, holding the keys to everything, is a single point of failure. It should carry a real lock, live in a controlled room rather than a public-facing one, and its own key should sit high in the chart.
Cash handling sits slightly apart. Safe locks are their own discipline and they are not part of the door key system; the combination should change when the people who know it change, and a safe should be fixed down rather than standing on a shelf where it can simply be carried out. Some safe work needs specialist attention, and where that is the case we will say so rather than guess at it.
Scheduling: Do Not Lose A Trading Day
Commercial lock work is planned work, and it should be booked around trading rather than through it. Before opening, after close, or on your quietest day — whichever costs you least.
To schedule properly we need a few things from you: how many doors, what is on them now, whether the premises can be accessed outside normal hours, how the alarm is handled and by whom, and who will be there to let us in and lock up afterwards. Access control and alarm systems usually have their own contractor, and we coordinate with them rather than assuming what their equipment expects.
Larger jobs are staged so the building is never left unsecured overnight. We do not remove hardware we cannot restore to a locking condition before the site is left, and if a part has to be ordered, the opening gets secured in the interim rather than taped over. That is a working rule, not a promise about timing — we do not publish response times on this page, because we would not be able to keep them honestly.
Fitting Out A New Unit: What To Specify
Everything about a commercial key system is cheap at the drawing stage and expensive afterwards. If you are fitting out premises in Santa Rosa Beach, the decisions worth making before the shopfitter orders anything are these.

The emergencies businesses actually have are a short list. A key snapped in a storefront cylinder or a shutter lock at opening time. An exit device that will not release, which stops trading immediately and correctly. A door that will not lock at close. A master key that cannot be found.
Of those, the door that will not lock is the one we prioritise. A business can usually trade through a door that will not open — there is another entrance, or a workaround — but a premises that cannot be secured has no workaround at all and somebody has to stand there until it is fixed.
When you ring, the useful information is the address, which door, what it is doing, and whether you are currently open or shut. That determines what goes on the van and in what order. Emergency commercial call-outs and business lockouts are on the same number.
Fleet, Delivery And Work Vehicle Keys
A van locked with the keys inside at the start of a round is a business problem, not a motoring one, and it is a call we take regularly. We open work vehicles on site and cut or programme replacement keys, including for shared vehicles where several drivers use one set and nobody is quite sure how many sets exist.
Vehicle keys deserve the same register discipline as door keys: how many exist, who holds them, and what happens when a driver leaves. A Maintenance Interval For Commercial Hardware
Commercial doors here take two kinds of punishment at once: high use, and a coastal atmosphere. A public entrance may cycle hundreds of times a day, and each cycle wears the latch, the strike, the closer and the pivots a fraction. Salt and windborne sand do the rest.
Teach staff to report five things: the key needs working to turn, the door has to be pulled or lifted to latch, the exit device feels different on one side, the closer has changed behaviour, or there is oil on the frame. Each one is inexpensive when reported and disruptive when ignored.
